Time Haven Window Project (UPDATE in PROGRESS, Dec 20-21!)
The core of this old house was built in ~1914. Two new "wings" were added in 1941.
Middle front wall (of the old house) measures 28' x 8' and consists of:
Front Door with sidelight (c2008)
Three sash-weight windows
110 year old Shiplap Siding (fir)
Time Haven front porch a few years ago.

The Project
Scope of work to be done:
Replace two windows and section of wall with a new 8.5' mulled window unit.
Replace a third window with a new 30" window unit.
Install new siding on the front wall with Hardie paneling.
New Window configuration. Door stays the same.
Key to window types - Awning vs Fixed picture windows:
A - Divided light awning window
B - Divided light picture window
C - Divided light awning window
D - Picture window
E - Awning window
F - Picture window
G - Divided light awning window
H - Picture window
Note: Window E is an openable awning window, 54" above ground.
Materials & Work
We have ordered the Marvin windows via Parr Windows in Aloha.
They will be delivered to Parr by December 23, 2024. We will store them on site till construction can start.
Owner will order for delivery to site:
10' glue-lam beam (4x10", to be confirmed by engineer.)
1/2" CDX plywood (7@ 4'x8')
8' 2x4's (12 @ )
Hardie Board panelling
Hardie Trim (3.5" width, called 4"?)

Work
Owner will:
Draft plans and visit Portland Permit Center for review (done).
Owner will remove old windows and siding, and prepare for re-framing the large opening.
install nailing shields on outside studs to protect wiring
redo any affected electrical wiring (done)
move the internet fiber connection aside
Owner may enlist engineer to provide structural review and stamp of approval for permit application.
Your company will:
Build temporary interior support wall, remove old studs from window area.
Complete any framing as needed, including ~10' glue-lam header.
Install 1/2" Plywood on exterior studs.
Install Tyvek building wrap over walls and openings.
Install new window units
Install Hardie trim boards
Install Hardie panelling over front wall plywood/studs 140' sq ft.
Supplies
Your company will bring any supplies and tools needed to complete the work:
Hardie flashing for behind 'seams'
TyVek wrap or Hardie Weather Barrier (~28'x8')
Screws (or nails) for fastening plywood
Screws (or nails) for fastening Hardie board panel & trim
To finish up, owner will:
paint exterior Hardie panels and trim
place insulation in walls and redo interior sheetrock
install interior trims
restore the internet fiber connection
Description of the NEW WINDOWS
Marvin Window Units, Ultimate Series,
8.5' wide mulled window unit with 6 sub units — 3 upper windows and 3 lower windows.
2.5' wide secondary window with mulled upper and lower halves.
New windows will be wood on the inside, and extruded aluminum on the outside.
